Bay Colony Club
One of two gated communities of homes on the eastside of Fort Lauderdale, these waterfront/ocean access homes, or I should say, mansions, range in the millions. The combination of deep water, ocean access along with the gated 24 hour security make for its appeal for well to do boaters.

Bermuda Riviera
Bermuda Riviera is a small community east of the Intercoastal and west of A1A. It sits across from the very popular Galt Mile community of condos and high rises. Bermuda Riviera is a mix of older and updated homes, some of which are on the water. Homes range in the 400Ks to over a million. The combination of the eastside location near the beach, plus its relative isolation (there is only one street into the community) make it a desirable neighborhood.


Coral Ridge
Coral Ridge is located west of the Intercoastal and east of US 1, between Commercial Blvd and Sunrise. A mix of single family, apartments, and condos, many people are attracted to its A rated Bayview elementary school. Homes are typically on large lots of 10,000 sq ft or more. Here, you'll find single family homes starting in the mid 400s to over a million for those on the water or on the golf course. The community also features a country club with social events open to members. Membership is not mandatory and everyone is open to join.
Towards the southern end of Coral Ridge, the trend of converting properties once designated as single family homes to townhomes has emerged. The appeal of new construction has translated to premium prices for these properties, which range from 500K to 900K with dockage.

Coral Springs
Coral Springs is a 30 minute drive heading west from the beaches of Fort Lauderdale. The community emerged as a result of jobs created when IBM moved into the area. Known primarily for its excellent schools, Coral Springs has many gated subdivisions of newer and larger homes. Homes range in the mid 300s to over a million for properties on golf courses or lakefront. No navigable/ocean access.

The Landings
The Landings is a community of homes just north of Coral Ridge/Commercial Blvd. A well-maintained waterfront community, homes begin in the high 500s to just over a million. Prices would be much higher except for the fact that water access is limited by a fixed bridge, which deter owners of sailboats and large yachts from considering this community.

Lauderdale by the Sea
A small, charming seaside community just north of Fort Lauderdale, populated with condos and hotels on the beach, and single family homes in pockets. Homes are on smaller lots of 6000-7500 sq ft, and were originally constructed as vacation homes (2 bedrooms/2 baths.) Due to changing demographics, most homes have been remodeled to 3 bedrooms. Homes begin in the mid 300s to over a million on the Intercoastal.
It used to be that the population would decrease by half in the summers, but that is no longer true. True, snowbirds and snowflakes continue their migration in the winters, but the town has become a year-round residence for many.
Unique for its fishing pier and beach protected by a coral reef, the town is also known for its 3 story height ordinance. Fearful of becoming a victim to concrete jungle, the town passed an ordinance restricting the construction of high rises. The annexation of the unincorporated area of Pompano Beach to the north has added smaller communities such as Bel Air and Terra Mar Island, as well as a number of high rise condos.

Las Olas
Named after the famed street of fancy restaurants and boutiques, this prestigious area is dominated by waterfront mansions and expensive million dollar homes with no fixed bridges and ocean access. Only Rio Vista, an area south of Las Olas, has a higher median home price, supported by its close proximity to the port. It's a real treat to drive through the neighborhood and "oooh" and "ahh" at these symbols of wealth.

Oakland Park
Oakland Park is a city west of US 1 and east of Interstate 95. The city contains many smaller communities such as Coral Heights and Poinsettia Heights. Homes range in the high 200s to 400s, depending on size and condition. Centrally located, it has become an option to many priced out of neighborhoods to the east.

Progresso
Progresso is a neighborhood in transition being made popular by investors and homebuyers priced out of other neighbhorhoods such as Wilton Manors. Homes start in the mid 100s. Anchor stores such as Home Depot, Office Depot and Publix have begun moving into the area and the city has earmarked funds to improve the once depressed area. One of the last affordable neighbhorhoods east of Interstate 95.

Pompano Beach
The city north of Fort Lauderdale, homes prices are generally 15-25% lower than their counterparts in Fort Lauderdale. The beachside of the city is primarily high rises and rentals. An affordable housing option, but the city lacks the draw and prestige of its neighboring city.

Rio Vista
The most expensive non-gated community in Fort Lauderdale boasts the distinction of being closest to the ocean inlet, prized by oceangoers. Homes start in 600s and water frontage easily puts a buyer over the million mark. Close to the airport, the 17th Street Causeway and Las Olas, it has great appeal to those who can afford it.

Sea Ranch Lakes
A city in itself with its own police force and beach, Sea Ranch Lakes is the only gated community located east of the Intercoastal. An affluent neighborhood of larger than average homes, price start in the mid 600s to over 2 million. The community maintains an oceanfront beach/pool/clubhouse facility for residents and offers residents both location and security. Waterfront homes are lakefront and because of its topography, the homes are on septic versus municipal sewer.

Victoria Park
A neighborhood, east of 1, which gets its value from being close to Las Olas and otherwise centrally located. Home prices start in the mid 300s. Victoria Park has seen much transition in the way of redevelopment as new townhomes have replaced smaller, older homes.

Weston
A large planned community, very suburban in design located 45 minutes west of Fort Lauderdale. Homes are larger and newer than homes out east, and start in the mid 300s. Good schools.

Wilton Manors
Just south of Oakland Park is the colorful, diverse community of Wilton Manors. Boasting one of the largest gay populations per capita in the nation, the once depressed neighborhood is in full transition with new construction townhomes starting in the mid 300s, and new homes in the mid 800s. Average homes start in the mid to high 200s and increase where there's water.
The town has also been very progressive in helping investors develop in the area, having changed zoning laws to promote redevelopment in the area.
